Is it possible to sell a section of land off a bigger piece of land? For example say a parcel of land in hammond, IN is 215 wide by 400 long and has a single house on the south end of the property. While the middle and north end is just grassland.

Is it possible for the owner to sell the north part I'd the lot? In essence split his lot of land either into 2 equal parts of even a smaller part and him keep the bigger lot?

Would he need city approval? Zoning board? Etc?

talk to a land surveyor, that's what i did with my moms house. hers was not really possible because of the septic/well but in hammond i'm sure that's city water/sewer. bill davies at davies land surveying should be able to answer you properly. 926-4353

If both sections do not have unobstructed access to a road it can not be done. If they both have access the zoning board has the say.

At least that is how it works in Schererville. Every city makes its rules.

    Thanks all.
I'm going to email city of hammond for direction.
The lot of land is 400' long and 120' wide.
The long part of the property runs parallel to the street so if you were to split the lot into two 200 long x 120 wide both lots can still access the street.

It's a privately own lot right now.

What ever happened to a piece of property you were asking about a while back in Michigan City on or off Rt 20?

That was my co-workers lot of land.
She ended up selling it to some guy from Michigan for $15k.
She moved to Texas shortly after that and now is actually in California.

That sounds like a zoning board issue. If you split it and build they would get more loot (taxes) so it probably won't be a big deal.

For those bored or want something to watch & on Facebook, the wife and I will be on the Local 219 page playing "He Said, She Said" at 7:30pm. We're going to give this a shot. Who knows, I might get in the doghouse. Ha

Sore this morning. Lots of yardwork yesterday. Weeded flowerbeds, planted, shoveled and spread four yards of mulch. Luckily got done before the real rain came.

Too little still to process ammo cause at that age hands = mouth all the time. Dont expose him/her to the lead yet.
Jedi start the child labor at age 4/5 when they had a better concept of wearing gloves and not putting hands in mouth.
