No needed repairs as of now, but I'm thinking of emergency repairs that can come up and cost $$$$$

The only problem I see is how much will he pay you back? Just the cost of materials? Labor? How much will you charge vs. how much will he pay you per hour to do the work?
Assuming a pro does repairs since I don't own it?
Certain repairs you should never do. Electrical stuff for one. You can get hurt, and you should be a certified electrician. But like if your plumbing leaks or something like that, I've repaired it and the landlord has paid me back. I'd be ok with that...as long as he is willing to pay back whatever the bill is, and that agreement is in writing in the lease.
