I just went next door to the daughters house (my rental) and shut off the water. Bottom is leaking on the heater. 6 year warranty and it is 7 years old....WTF. Last one was in there near 20 years. I even changed the anode rod 2 years ago. Total Bravo Sierra.

Is it a whirlpool by chance? Not that any of the waterheaters available on the shelf at your local hardware store are much better, but those whirlpools are boomerangs.
