      I was looking at several properties before the recent housing bubble/boom. Then prices went up 300% and what was available wasn't really worth the asking price IMHO. As the kiddo's are in school for for the next ~10 years I'll probably stay in the area I'm in now. I doubt I'll find anything...

      I just googled 15-22 barrels and found a few 16” ones. I’m not saying my idea is a good one - it’s just what I probably would have done without alternative advice.

      Looks like you can get a barrel for $125~150 or so. Less than the cost of a tax stamp. This is assuming they want to keep the brace and not move to an actual rifle with a stock.

      I have one, that's why I know it's only $250/mo at worst. I believe fully variable and 97~98% efficient? It's been a minute since I had it installed.

      My electric heating bill was $1400/mo. Gas heating bill runs $250/mo at most. Electric is expensive.
